Pet & Animal Policies

To help ensure ALL of our residents understand our pet and animal-related policies (No Pet and Animal Policy / Pet Policy / Animal Policy) we require EVERYONE to complete a third-party animal screening and pet status review process. 

This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. Please find the category below that best describes you to get started

  • No Pets or Animals

    This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($0) to you for completing the no pet certification process. This is to certify that you in fact do not currently have a pet, and that you have no future intent to acquire a pet during your contemplated lease tern or any renewal periods. We do not allow pets to be added mid-lease. So if you apply with no pets and sign a lease, you will not be allowed to add pets later.

  • Household Pets

    This is a required application process for anyone that owns a household pet. This includes dogs and cats and pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water). Ask your housing provider for clarification regarding non dog/cat animals if you have questions.

  • Assistance Animals

    This is a required review process for anyone with a non-obvious disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request.

* NOTICE TO ALL RESIDENTS & APPLICANTS: Everyone must complete the screening process. This is not only for pet and animal owners but also for residents and applicants that DO NOT own a pet or animal.
Pet & Animal Policy

Not all homes we manage allow pets. Double check the listing to be sure. For homes that accept pets, the following criteria must be met:

  • Limit 2 pets max.
  • Age 2 years or older. (no puppies or kittens)
  • Weight 35 lbs or less. (no large dogs)
  • Current Vaccination Records and pet photos required.
  • No agressive or Insurance-restricted breeds or mix thereof.
  • $300 (refundable) Deposit per pet, $200 (non-refundable) fee per pet. ($500 per pet total deposit/fee)
  • No rent increase or "pet rent".

Whether you have pets or not, you must complete the pet/animal screening prosess. There is a per pet/animal application charge which is administered by a third party pet/animal screening company. First pet/animal is $20 to register, additional pet/animal is $15 (these fees are non-refundable).
